Spirit Lake, IA (Northwestiowanow.com) — Real Estate sales figures for Clay, Dickinson, and Emmet Counties have been compiled for the 4th quarter of 2025. Iowa Great Lakes Board of Realtors CEO Krista Stafford says the average sale price in Clay County was just over 165 thousand dollars, down 16 percent from the 4th quarter in 2024; the average sale price in Emmet county was just over 171 thousand dollars, up 7 percent; and the average sale price in Dickinson County was nearly 710 thousand dollars, compared to 558 thousand during the comparable period the year before.

 

Stafford classifies 2025 as a pretty typical year.

 

For the entire calendar year, the average sale in Dickinson County was $678,959, up 14.1 percent. In Emmet County is wsa $161,321, up 3 percent. And in Clay County the average sale price was $204,753, DOWN 3 percent. The other significant figure that sticks out is that only 53 homes sold in Clay County in the 4th quarter of 2025, down 32 percent from the prior year.
