Spencer, IA (KICD)– The City of Spencer is mulling the idea of constructing a spec building on the west side of town that would available should a new business want to come into the community but not want to start from the ground up.
Information presented in a Committee of the Whole meeting on Tuesday notes this is an idea that has been in place for some time and could be beneficial for Spencer considering there are a limited number, if any, spec buildings currently available in the state.
That said, City Manager Dan Gifford says there is some risk involved and if an extended time on the market where to take place, the city would be responsible for a portion of the annual mortgage.
While there some mixed feelings at times during the discussion, Councilman Donovan Wunschel notes he has faith a building like this has the potential to sell quickly based on conversations he has had with some business owners.
Councilman Ron Hanson, who was on the council the last time the city put up a spec building that sat for several years, had some reservations, but was not totally against the idea.
The City Council will review a resolution later this month that is more of a preliminary step of support before a proposal would be sent to the USDA to possibly help with funding.
